Season has kicked off in Miami and snowbirds are flocking back into town and looking to buy. With the cold weather months approaching in the north, Miami real estate benefits from an increase in the number of buyers in the fall, winter, and spring. We encourage you to make the most of this time, if you are looking to sell your home.   1. Assessment: Take inventory of your home and make a list of repairs that to be made that could have resulted  from the summer storms. Out of town resident? You may hire an expert to inspect the roof, clean gutters, and check for loose tiles, outdoor, and indoor, that need regrouting. Organization is paramount and can structure your repairs and  budget for the season.
  2. Chimney and Gutters: Though many of you have little use for a fireplace, it is a good idea to check that the chimneys are clear. During the summer months debris can collect which be hazardous when you start a fires. Gutters should be cleaned regularly to prevent leaks in the roof with built up leaves.
  3. Air: Your air conditioning has worked hard during the summer months and to prepare for cold weather we recommend having the unit serviced to insure optimum efficiency.
  4. Plants: Plants that bloom in the winter and spring will need to be planted now and are excellent for curb appeal. Trim plants back to obtain optimum blooms on plants such as azaleas.
