Mortgage rates have remained at record lows and many are taking advantage of this and purchasing condominiums in South Florida. When you are looking to do this, it is important to note the health of the building. Even with perfect credit, if a building is not fiscally secure, the lender will not approve financing. When you are looking to buy a condominium, it is therefore important to look at the building’s fiscal record. Some of the items to consider are, how many of the residences are rentals, how many of the units in the condo are sold, and how many of the neighbors are behind on the maintenance. When you are applying for a luxury condo loan, here are some points to consider.
Downpayments: If you are getting a private mortgage, borrowoers need to have 20-30% down payment for a primary residence. For a second home, they require 40% down. Cash is really the best option for this reason.
Building Style: Buildings that are middle to large in size with mostly owners occupying them, are more likely to be approved for mortgages. Higher levels of rentals in a building have the opposite effect.
Timing: Before you begin your condo search, contact the prospective lender and find out the criteria the building needs to meet, and then give this information to your realtor to narrow your search.
Costs: Borrowers are leary of the adjustable rate mortgage since low rates now, could rise in the next few years, meaning mortgage payments would rise and condo dues would rise. Make sure the building has reserves.

Biscayne Point is a neighborhood at the north end of Miami Beach and has some of the most stunning views of the Biscayne Bay in Miami. It is minutes from the shopping destination of Bal Harbour and it is also gated for maximum security. It is just north of Normandy Isle, which has the public golf course, Normandy Golf Club, and it is the oldest golf club in Miami. Your front yard can be your best asset. Utilizing mature flowers and bushes that are well trimmed, buyers will immediately feel that the home is more valuable. Be sure to keep the lawn mowed evenly and resod periodically.
First Steps
Have your door knobs polished. As superstitious as this sounds rusty doorknobs will deter buyers. A clean welcome matt and freshly painted door are also excellent for making first impressions.
Roof Repairs
Roof repairs are one of the most common reasons for a home to fail inspection. A home buyer also will be looking at the roof and asking regarding its status, especially considering that is after all, the key element of a home.
Lights
Lighting in a home is very important. Make sure there are already lights on for a showing. Exterior lights as well should be on to highlight your landscaping as well as to light your walkway to your home.

In the month of October, pending home sales have risen 5.2% to 104.8. This is the highest indices since March 2007. Home prices are still 15.9% below the high before the housing crisis. Both the improvements in the job market, as well as continued low mortgage rates have been attributed to these changes nationwide. According to the Federal Housing Finance Agency Housing Price Index in August there was a .7% increase in home prices, nationally. Construction has increased by 1.4% in October and this increase tripled expert expectations. Low borrowing costs and lower property value ease have aided in the housing recovery. The lending community is skeptical however and borrowers must prove eligibility on a number of levels.
From large amounts down, to proof of income, lenders are practicing caution when lending to both developers as well as individuals. Guideline for borrowers have kept high risk borrowing down, however there are still agencies that utilize low borrowing rates to the aid of underwater home owners. Locally, there is very little inventory and home buyers looking to find reductions last year are sorely disappointed to find that those homes that were formerly available scarcely available, within and outside of their price range. These homes are either not on the market or have been purchased, leaving very little available. The new developments planned in Miami have been developed for those paying cash due to the lender specifications. There are 83 planned developments and the lender restrictions will determine the success of these projects. At the present rate, development is very rapid and the climate is ripe for more lender restrictions to ease.

This week we are featuring a completely turn key property at Aqua at Allison Island. Aqua is unlike many South Beach buildings in that it is more akin to townhomes. It is located on the southern end of the prestigious and small Allison Island, which is among the elite barrier islands that comprise Miami Beach. Aqua is located on 8.5 acres and is a blend of modern architecture with a focus on outdoor living. It has a number of facilities for the residents including state of the art fitness, parks, boat slips, and tennis, making it also similar to a resort as well. The Aqua is comprised of three buildings by three separate architects, whose names are the architects who designed them. Alexander Gorlin designed the Gorlin Building, Alison Spear designed the Spear Building, and Walter Chatham designed the Chatham Building.
Our featured property is 6109 W. Laguna Drive in the Spear building and it is one of the most desirable residences in the community. With 4 bedrooms and 5.5 baths, this home is designer furnished and finished to be completely move in ready. It is listed at 3.5 million.  When you think of a townhome, 4,584 square feet of living area does not immediately come to mind, however this is one townhome with just that much space. It has a private pool, incredible views of the Miami Beach Canals, and has two covered parking spaces. This home also enjoys the coveted western exposure, giving it incredible views of the sunset. For more information on this home and others in Aqua, contact us today!
