Season has kicked off in Miami and snowbirds are flocking back into town and looking to buy. With the cold weather months approaching in the north, Miami real estate benefits from an increase in the number of buyers in the fall, winter, and spring. We encourage you to make the most of this time, if you are looking to sell your home. In order to get your home ready to list during the busy months of fall, we recommend you take inventory of your home and make small adjustments to insure a quick sale. Currently the inventory in Miami Beach is at a limited supply so selling your home today could not be easier with a little help from our expert team. Call us today to see what your home is worth!
  1. Assessment: Take inventory of your home and make a list of repairs that to be made that could have resulted  from the summer storms. Out of town resident? You may hire an expert to inspect the roof, clean gutters, and check for loose tiles, outdoor, and indoor, that need regrouting. Organization is paramount and can structure your repairs and  budget for the season.
  2. Chimney and Gutters: Though many of you have little use for a fireplace, it is a good idea to check that the chimneys are clear. During the summer months debris can collect which be hazardous when you start a fires. Gutters should be cleaned regularly to prevent leaks in the roof with built up leaves.
  3. Air: Your air conditioning has worked hard during the summer months and to prepare for cold weather we recommend having the unit serviced to insure optimum efficiency.
  4. Plants: Plants that bloom in the winter and spring will need to be planted now and are excellent for curb appeal. Trim plants back to obtain optimum blooms on plants such as azaleas.

The open house is one of the most valuable tools you have on the ground for selling your home. From telling your neighbors, to involving your community, these three tips will really help to get your home the exposure you need to get your home sold quickly. Miami Beach has so little inventory, the chances of selling your home under 6 months are extremely high. If you are looking to sell your home today, please contact us!
Visibility: Literal visibility of the home is of utmost importance, so make sure all the trees are pruned and the grass is cut. Have the open house sign outside the home sometime such as a week before the event, make sure there is a date on the open house sign, and neighbors will be sure to see when it is. Further, make sure all of the For Sale signage is accurate. This makes it much easier to see.
Above and Beyond the MLS: Zillow, Trulia, Realtor.com, and the MLS are musts for posting open houses. Not only do brokers get information from these sites, buyers do as well. These also increase the search engine optimization for the property.
Like a Good Neighbor: Get your friends involved by distributing fliers. If you live in one of the luxury areas of Miami, chances are you have acquaintances in other nice areas that would be happy to pass on some news of your home for sale.

The Resorts World Miami, the upwards of half a billion dollar plan from Malaysian interest Genting, has undergone some changes, but will certainly change the Miami skyline. Architectural firm Arquetectronica will be releasing plans for the two tower residential building and 500 room hotel in downtown Miami, former home of the Miami Herald building. The former plans included 4 hotels, and over 500,000 square feet of commercial space, however these were contingent on passing of the casino regulations. This will likely be an issue that voters will decide on in 2014, however for the time being the residential project is underway.
This location is considered groundbreaking for a number of reasons. Firstly, the residences will be located conveniently to South Beach and the Miami International Airport. Secondly, they are also in close proximity to Miami museums and the Adrienne Arsht Center. In terms of amenities, they will include the highest available upgrades within the units. The architectural firm is one of the most prestigious in Miami and they utilize nothing but the highest grade of materials and appliances. The building amenities will likely be no less grand with fitness, spa, business center, 24 hour concierge and valet, and much much more. It seems like every time we open the newspaper, there is another development that has been approved for construction in Miami and South Florida. It is no surprise that there have been reported increases started at 60% above 2011, however most recently, it was reported that the numbers have gone up to 90% since 2011, according to Mcgraw Hill construction. Residential contracts are at a total of $2.4 billion this year, which is up from $1.27 billion in 2011. IN South Florida there is a total of $4.4 billion for future contracts in the tri-county area. This figure is up 66% from 2011. This really is incredible news and is a further indication that real estate in South Florida is on the mend. Moreover, it suggests that the area is in a veritable Renaissance period. We report new construction regularly, but here is a list of developments in the works now.
