Sunny Isles will soon have one of the most luxurious condominiums on the Miami skyline, Porsche Design Tower.  Developer Gil Dexer and Porsche Design Group planned this colossal $560 million dollar development on 2.2 acres of land in Sunny Isles. They plan to revolutionize the luxury condominium industry with their garage system which contains a robotic arm that carries the car to a glass enclosed elevator and deposits the car in your garage in under 90 seconds. Dezer anticipates that this feature will become a luxury standard around the globe.
Each residence will be between 3,800 and 9,500 square feet and will sell for up to $9 million depending on market conditions. Homes will have between 2-4 car garages and with every possible upgrade. Amenities of this building will be similar or better to its counterparts such as the Apogee, however the Porsche Design Tower is set on a larger piece of land, offering increased privacy and amenities. Wide views of the Atlantic and Intracoastal will be available from every home. Miami Beach has been flooded with international buyers since the housing crisis, however as the inventory has shrunk there are increasing buyers from New York. Experts estimate that the New York property buyers began shopping in mid-2011. There are several factors which make Florida, South Florida in particular, attractive to New Yorkers. Firstly, it is a favorable place to buy for tax reasons since there is no income tax and businesses have homestead protection. Secondly, many speculate that they missed the bottom of the market and the inventory is decreasing, hastening purchases now. The weather continues to be a draw in the South Florida market and New Yorkers are taking advantage of what foreign investors have been speculating on for the past four years.
Foreign investors are still the primary buyers in South Florida and there are projects that are commencing that will increase inventory given the increased demand for luxury properties. Two projects have been approved that will dramatically change the landscape in Miami, My Brickell and Porsche Design Tower. Whether you are looking to move your business or establish residency in Miami, it is clear that now is the time to buy. Living in Miami Beach has so many advantages, proximity to the beach, wonderful boating, superb dining, world class shopping, but sometimes peace and quiet can be difficult to come by. Even with the most luxurious condominiums noisy neighbors can also wreak havoc on your personal enjoyment. We encourage enlisting contractors and sound engineers for major sound proofing, however we have some DIY tips to soundproof easily so the only noises you hear are those you create. If all else fails, have your neighbor over for a dinner and make more noise together!
1.       Put up a Wall! Build a wall with approximately 2 inches dead space between your existing wall.
2.       Use Your Power! Reroute your power and wires through this new wall, not only will you be able to hide some unsightly wiring, but you will reduce noise significantly.
3.       Insulate! Fiberclass insulation works wonders in this space and safe guards the electrical wires.
4.       Dampen the Sound! Finally, use sound dampening agents to finish the wall.
5.       Sub Woofers! Are your speakers directly on the ground? Raise them on stands or tables. Also, often Sub Woofer frequencies may be reverberating because they are close to a wall. By moving these you can eliminate these added sounds.
