This month has witnessed some incredible sales in Miami Beach. Rosie O’Donnell’s home sale, Billy Joel home sale, and now a mega sale at 42 La Gorce Circle for $30 million, add to the frantic pace of the Miami Beach real estate marketplace. The Miami Association of Realtors and Greater Fort Lauderdale Realtors announced the numbers from May and they show the demand for homes consistently outpacing the supply. Home prices are rising steadily and buyers are snapping up any type of property since the Federal Reserve announced that it would be tapering off the mortgage buying initiative in response to the housing market’s recovery. The inventory in Broward and Miami Dade countie’s continue to shrink and days that homes are on the market is shrinking as well. Home prices are making enormous gains as a result. Homes are also fetching their asking prices. There really is no better time to buy OR sell, and those in real estate are working tirelessly for clients due to the demand. The numbers for May 2013 versus May 2012 are below and if you are looking to buy or sell real estate in South Florida, we are ready to help!

Miami Dade County: May 2013

  • Single Family Home Price rose by 16.8%, $222,000 from $190,000.
  • Condo prices rode 20% from $180,000 from 150,000

Broward County: May 2013

  • Single Family Homes rose by 22.6% to $255,000 from $208,000, supply of 3.4 months
  • Condos rose by 28.2% to $108,000 from $84,275, supply of 4.3 months

Another Star has departed Star Island. Amidst speculation of financial woes surrounding a cancellation of television show, O’Donnell listed her incredible Star Island home on the market for $19.5 million last year. This past week, O’Donnell sold the home for $12.657 million. While this may sound like a considerable drop in price, O’Donnell will still make a substantial profit on the property since she purchased it in 1999 for $6.75 million. It was built in 1923 and since it has been in O’Donnell’s care has been completely updated with the most exquisite updates and furnushings. Her neighbors include, Gloria Estefan, Shaquille O’neal, and Sean Combs.

While there is still no shortage of celebrities on Star Island, this year a number of celebrities are selling off their Miami Beach mansions at a substantial profit to international and cash buyers. Matt Damon, A-Rod, and Bill Joel have sold so far in 2013, and one of the leading reasons is simply that the real estate market in luxury is in high demand and the inventory is extremely limited. Prices have gone up more than 20% in most of the luxury market in Miami Beach, in some areas by more. Piano Man Billy Joel has recently sold his Miami Beach mansion for just under $14 million. This nearly 9,000 square foot home has 7 bedrooms and 8.5 baths. It was originally purchased by Joel in 2006 for $13.5 million. The home was listed on the market last May for $14.75 million. All things considered including closing costs and brokers fees Joel will have actually lost money on the home, despite the increased value in the area. The new owner is Dego Della Valle, who is the largest shareholder for Saks Fifth Avenue and owner of the brand Tod’s. According to TMZ Valle is worth a reported $1.55 billion, while Joel’s net worth is approximately $160 million. La Gorce Island has been home to a number of  celebrities and some of the most exclusive property in South Florida is located in this small enclave.
