Miami has a plethora of mansions, unfortunately, there are not that many for sale. The market is very limited and is at a 3 month supply for luxury homes. The first named storm of the season passed to the west of Miami this week, as last weekend was the official start of Hurricane Season. It is predicted to be an active hurricane season and whether you are issuing commands from another location, or you are a year round resident, there are certain precautions that you should take for hurricane season. These items may be bought and stored at any time, and implemented as you see fit. Best to beat the crowds when purchasing these items and the cost plus centers often have large supplies even if you buy months in advance. Stay safe this hurricane season!

Food Items

Bottled Water: This is the most important item to buy. It will not spoil, and prevents damage if you lose water.

Canned Foods: All items of canned food will keep for years. Soups, vegetables, select seafood meats are preferred.

Home Items

Camp Stove: If you have a gas stove, as most luxury homes do, you will not need to worry about this, however it could come in use camping anyway, if you are sporting sorts.

Batteries: Batteries for radios, alarms, flashlights. You always have use for batteries.

Flashlights: In case the power is out.

Candles: Why not take a moment to enjoy the dark and burn candles.

Preparation:

Openings: Use sandbags if you are in a flood zone, board windows with wood and on the interior use tape to make X’s on the windows.

Debris: Before the season starts, it is an excellent idea to have a landscaping company inspect your yard for dead branches or things that may fall and damage your home if they came loose.

Furniture: Move all outdoor Furniture indoors to prevent it from being damaged and also from being thrown about in the storm.

Property Values in Miami have increased since last year at approximately 3.1% county wide. For the past two years values have increased and this is wonderful news for homeowners. Those most likely to see their values increase were urban core properties, such as Mid-Town and Brickell and Ocean Front properties, such as the properties we feature on our site. The tax roll grew from $190.69 billion last year to $196.61 billion this year as well. It is not only individuals and foreign entitities investing in Miami Dade county either, increasingly we are witnessing hedge funds investing and developers coming back into play. These figures are subject to change in the coming months, but there are a number of implications that these initial numbers relay.

The areas that increased the most vary widely, but above any other, luxury communities gained the most. Indian Creek, one of the most exclusive enclaves of Miami, values increased a dramatic 19.5% from $431 million last year to $360 million. Bal Harbour increased by 15.4%, and Sunny Isles Beach increased by 10.2%. The areas that felt dips were Florida City, Opa-Locka, and Hialeah. Experts are on the fence about whether the growth is sustainable or how long it will last. Some believe that with building and continued investment the growth will continue over the next three to five years, and others believe increases in mortgage rates and interest rates will slow growth. The South Florida Boat Show started this weekend at the Miami Beach Convention Center and runs through June 2. Presenters will vary widely from boat dealers, tackle dealers, safety innovators, and much more. The event is free and with boat season in high gear it is a wonderful time to see what is new in the world of boating. There are also vendors of boat lifts if you have waterfront property and were thinking of adding a boat lift. Hurricane Season also officially starts this weekend, so if you are a boat owner and looking for precautionary shoring gear, this event is for you!

The show runs from 12pm-8pm daily until June 2.

The Setai just broke yet another record this week. Andrew Rosen, co-owner of the clothing line Theory bought a 2521 square foot condo for $8.6 million in The Setai. It is a three bedroom three bath condo and the price per square foot also breaks a record for non-penthouse sale at $3,411 per square foot.
