One of the most popular Miami Beach condos is the ICON South Beach, a building on Alton Road often singled out for its design and the people behind its creation. More recently, the ICON name has been attached to ICON Brickell, a trio of high rises in downtown Miami’s Brickell district that have earned a tremendous amount of acclaim. Unfortunately the buildings have yet to see buying activity pick up but that may be changing very soon.
 
In an effort to increase the appeal among buyers and bring activity closer to that of the Miami Beach condos of the Miami Beach ICON, The Related Group—best known as the developers behind ICON Brickell and several other much-admired projects--will be lowering the prices by more than 25 percent. The condo is still having trouble with buyers who are reluctant to pay full price on pre-existing units when the market is still seeing prices fall. The price reduction may change all that.
 
ICON Brickell, along with a few Miami Beach condos is one of several condominium projects that are offering incentives in an attempt to woo buyers. If you’ve ever read anything about ICON Brickell but have been deterred by the luxury price tags, these reductions may finally allow you to live and experience this much celebrated Miami condo.

Many people tend to believe Miami Beach condos are the “crème de la crème” when it comes to the finest property available yet they often forget that the nearby downtown Miami area is also home to some of the most impressive condominium buildings like ICON Brickell for example.  In fact, you could say that downtown Miami has the best condominium that surpasses the Miami Beach condos since it is after all the home of the Four Seasons Hotel Miami.

If for some reason you’ve never heard of the Four Seasons, it’s considered one of, if not the most luxurious, respected and upscale hotel chains in the world.  The Four Seasons Hotel Miami, which offers a mix of office space, hotel suites and residential units near the top floors, offers this same degree of luxury.  What’s more, the building itself also happens to be the tallest skyscraper in all of Florida; it’s just under seventy stories tall at 64 floors.

As you would expect of a building with such a respected name attached to it, the Four Seasons Hotel Miami comes with an exhaustive list of features and amenities that range from spa treatments and personal shoppers to a complimentary sports club membership, an onsite restaurant, affluent lounge and even a dog walking service.  Explaining the residential features will not do the building justice, the units of the Four Seasons Hotel truly have to be seen for yourself in order to appreciate how impressive and comfortable they are.  Forget about Miami Beach condos, the Four Seasons Hotel Miami defines the pinnacle of luxury.

Homeowners seeking to sell their own Miami Beach homes often wonder why a real estate broker is considered necessary when there is always the money saving option of selling the property themselves.  After all, For Sale by Owner (commonly referred to as a FSBO) isn’t something new; it’s quite common in fact.  Unfortunately a FSBO can be a lot more challenging than it initially seems.

One of the most critical components is determining the right price.  Since the Miami Beach real estate market has changed so dramatically, you cannot go by past sales entirely and unlike a real estate agent your resources are severely limited compared to theirs.

And then there’s the important listing phase.  To the homeowner’s credit, many real estate websites exist nowadays that allow them to list their home for free to a large audience.  Well, not quite as large when compared to the MLS which is seen by general consumers as well as Miami Beach real estate agents and other realtors around the country.

This isn’t to say that choosing the FSBO route will ultimately end unfavorably.  There are numerous cases where diligent homeowners have been successful using this selling approach, it’s just tougher in today’s uncertain market where competition is fierce and buyers remain a bit scarce.
