This week Alex Rodriguezes home sold for $30 million. This is a record breaking sale for Miami Beach, and it was sold to Steven Levin, the beer magnate. 4358 North Bay Road was originally listed at $48 million and reduced to $38 million. Most notably, Alex Rodriguez has listed his North Bay Road on the market for $38 million.  The final selling price, while a record breaking sale in Miami Beach, represents a substantial loss for the baseball player who purchased the double lot for 24 million and put 24 million in renovations in the home. It was custom designed by architect Ralph Choeff. Amenities include 3000 foot sports facility, an infinity pool, chef ready kitchen, 9 bedrooms, 11 bathrooms, the waterfront double lot allows panoramic views of Biscayne Bay and the Miami Skyline. The home is 20,000 square feet.

Matt damon, Chris Bosh, and Dwayne Wade also have homes in the North Bay Road neighborhood and recently, Matt Damon listed his home on the market.  North Bay Road has waterfront and dry lots and range in the million dollar price range. While it is not a gated community, all homes in this neighborhood have maximum security and the police department monitors the area closely.  It is really central and minutes away from South Beach and ten minutes from Downtown Miami. Bal Harbour shops are a short drive and Brickell is also a ten minute drive. Miami International Airport and executive airports are a 15 minute drive and Fort Lauderdale International Airport is a twenty minute drive. The Miami Association of Realtors and the Greater Fort Lauderdale Realtor Association have released the April sales numbers and they are all double digits ahead of last year. We have consistently reported that the market is contricted in Miami, with supply well below a healthy 6 month supply, but the most recent numbers confirm not only the limited supply, but the incredible demand, that shows no sign of slowing. Home prices are rising at incredible rates due to the simple lack of inventory and homes are receiving multiple offers as soon as they are listed, often buyers enter into bidding wars. This is truly a wonderful time to sell your condo or home in Miami Dade or Broward county and the numbers below prove it. If you have property and have considered selling, contact us today for a complimentary comparative market analysis and listing presentation.

Miami has witnessed an incredible rebound the past year and the inventory in Miami Dade county is so tight that developers are clamoring to build as many new projects as possible. There are 133 proposed condominium towers planned across South Florida and developers are showing no signs of slowing in acquiring land. The prior boom saw 22,000 condominiums that were empty and new, and of that surplus, today only 600 remain. Median prices for condomiums are up to $438 per square foot, an incredible increase over last year, and the rental prices are similarly keeping pace. Unlike 2003, the new financing favors the cash buyer and those with income to put a substantial amount down in pre-contruction. Here are 5 new towers that were announced, we will keep you updated on the progress, and for preconstruction pricing, contact us today.

  1. Former Element Project at south 31st on Biscayne Bay, bought by related group for $29 million.
  2. Former Ice Project bought by AXA developers for $22.5 milllion on the north side of 31st and Biscayne Bay.
  3. Former Platinum 2 project on Northeast 30th and Biscayne Bay purchased for 29.1 million.
  4. Le Parc on Brickell Ave.
  5. Crimson Residences locaed on 27th street, and offering 19 stories and 90 units. Preconstruction pricing available.

The inventory is dwindling in South Florida and is well below 5 months, however there are still homes available in the ultra luxury market. We would like to showcase 1844 W. 23rd street in the coveted neighborhood of Sunset Islands. This home is a Spanish stunner with over 6300 square feet and 4 beds and 4.5 baths. It is fully customized from inside out and has all amenities of a luxury home, even a luxury resort. The grounds are landscaped to perfection and the pool is much like a lagoo overlooking the wide Bisayne Bay and Downtown Miami Skyline. It has wide verandas on the first and second floor and has a boat lift for those seafarers. This home is listed at $11 million and we do not expect it to remain on the market long, especially in a neighborhood like the Sunset Islands.

The Sunset Islands are amongst a group of man made islands that comprise Miami Beach. Star, Palm, and Hibiscus Islands are also in this elite group. Sunset Islands are numeric and there are 1, 2, and 3. One of the most impressive aspects of the location of the Sunset Islands is that once out of the 24 hour secured gates, you are in the heart of South Beach. It is serene and family friendly with all of the diversions and attractions of South Beach at your fingertips. The Miami Interntational Airport is a 20 minute drive and Downtown Miami is a 15 minute drive. Shoppes at Bal Harbour and The Design District are also conveniently located. For more information on this home and others in the Sunset Islands, contact us today.

In the first quarter of 2013, from January to March, Miami Dade reported that St. Regis condominium in Bal Harbour had a reported estimated sales of over $130 million. This was between only 30 new units. The lack of inventory in the area could be a reason why the new building of St. Regis witnessed such incredible sales and these sales are a reason that the area it is in is considered one of the top ten coastal markets in South Florida. The sales have been between $1.7 million and $13 million. The average price per square foot is $1,550 and the highest was $2,060 per square foot.

The St. Regis is comprised of two towers in the elite village of Bal Harbour. It is the epitome of resort style living with incredible amenities and interiors designed by acclaimed design firm, Yabu Pushelberg. Amenities include formal and informal dining, heated pools with cabanas, professional health center and spa, lush landscaping throughout, 24 hour valet and concierge, and personal shoppers. Units are all equipped with Smart technology, which allow requests to be made via keypad, private elevator foyers, and eleven foot balconies. Bal Harbour is among the most coveted areas of South Florida and is located on the northern most tip of the barrier island of Miami Beach. It has some of the most exclusive boutiques south of Worth Avenue in Palm Beach and its beaches are among the most coveted in South Florida. For more information, contact us today.

Pinetree Drive is known for its Pinetree lined medians and the shady neighborhood is home to some of the most impressive real estate in South Florida. It is seconds away from the heart of South Beach and about 15 minutes from Downtown and the Design District. Despite this very urban appointment, the neighborhood of Pinetree Drive is decidedly suburban. The lot sizes of the homes are generous and many are waterfront, which is why many people who live in the neighborhood choose it because of its’ access to the Biscayne Bay and Atlantic Ocean. The Miami International Airport is a mere 20 minute drive and the shopping destination of Bal Harbour is a 10 minute drive. When you drive through this area, you will immediately be struck by the beauty and tranquility of the setting.

5727 Pinetree Drive is our featured property this Wednesday and it is a new listing in the area and remarkably it is also a newer home. The home was completed in 2009 and is located on a spacious 40,989 square foot waterfront lot. It has 77 feet of waterfront and docks for 3 boats. The home also boasts a guest house and main home with 7 beds and 7 baths within 7,808 square feet. It is in the Mediterranean Style with high ceilings and beautiful tiled roof, which is a predominant style in Miami Beach.  Some of the other modern amenities this home provides are a Sonos Sound System, security system, elevator, fireplace, generator, and a stunning 2nd story terrace that has marvelous city and water views. The home is listed at $6.75 million and we do not expect it to be on the market long. For more information on this home and others in the Pinetree Drive neighborhood, contact us today.
